Prompt handling of all Board and Homeowner inquiries

Ensure Association's policies, procedures and standards as established by the Board of Directors are implemented and maintained

Attend, assist and participate with the preparation of and, in many cases, conduct the general and annual Board meetings

E-mail capabilities and services available for immediate access to owners

Evaluation of and tracking of the day-to-day maintenance, repairs, policies and procedures along with assistance with the implementation of preventive maintenance programs

Administration of work performed by independent contractors and/or on-site personnel, as approved by the Board

Budget and Reserve Planning

Operations analysis of CC&Rs, Bylaws and Rules and Regulations, along with tracking and providing the information required

Maintenance
Monthly preparation of Balance Sheet and Revenue & Expense Statements, comparing the monthly and year-to-date figures with the Board-approved Budget, including check register for all accounts, explanation and a listing of all overdue owner accounts, schedules of monies invested in savings, treasury bills, and/or money market accounts. We maintain each Association's books and records separate from all others. Financial reports are provided on an accrual basis and presented using cash accounting.

Pay association bills

Collections of Owner's Assessments

Banking services includes the handling of all deposits, money market investments and reconciliations of all bank accounts. We maintain separate bank accounts for each association.

Preparation and mailing of Homeowner monthly billing

Administration of work performed by independent contractors and/or on-site personnel, as approved by the Board

Coordination of the preparation of Tax Returns, financial audits or review by a CPA.
Annual and/or Monthly depending on the individual Associations needs, we conduct an On-site review for compliance with the govering documents and the Board's policy.

Computerized tracking of all maintenance requests to ensure proper completion and timelines.

Supervise all Associaion's Licensed and Bonded workers and contractors ensuring compliance with Association rules and policies.

Research all contractors to ensure proper license and insurance compliance

Assist Board of Directors with the implementating Annual Maintenance Plans

Manage maintenance and repair bidding process and ensure Board of Directors have the necessary information to make decisions.
